Montclair Virginia

First I have to give a "shout out" to Montclair for being ranked #35 in Money Magazine's latest list of top 100 places to live.

Montclair is not as big as some of the other towns in Prince William County, Virginia. In fact, Montclair isn't even a town at all. It's really simply a collection of about 3800 homes that surround, or are close to, Lake Montclair. And, the Montclair Property Owners Association (MPOA) is the "governing body," such as there is, for the area.

Honestly, I give Montclair a prominent spot on this site mostly because that's where I live and I know how great it is. I feel so lucky to have stumbled on Montclair on a quick house-hunting trip back in 2006 (my job transferred me to DC).

I was planning rent, but fell in love with Montclair immediately and decided to buy. Of course 2006 was the top of the real estate market, so turns out it was a really "bad" time to buy a house. But, I'm happy we bought here and wouldn't trade the past 3 years living in Montclair. Of course, now's an even better time to buy in Montclair if you have the opportunity.

So, what makes Montclair so great in my eyes?

Really, I think it's the lake. I mean it's much more than just that, but it all starts with the Lake. That's the hub of the community. That's where we meet for activities like Montclair Day in June; 4th of July fireworks; Octoberfest; Easter Egg hunt; Santa's ride; lots of movies by the lake, etc.

The lake has 3 beaches that residents can use throughout the year. Each has a dock, a swim dock, a beach, picnic areas, etc. In the summer, there are lifeguards.

So, the lake is great. There are wonderful common areas that surround the lake. People often jog or walk on the miles of sidewalks on Waterway Drive (which goes around the lake, through the community). The community is warm and friendly.

One of Northern Virginia's hidden gems is the Prince William Forest National Park. And, that park borders Montclair to its south. If it wasn't for the park, we'd surely have worse traffic and more sprawl. Montclair is also a golf course community. Montclair Country Club is a private country club located in the community. It's fairways and creeks criss-cross the community and add to its beauty and tranquility.

Nice shopping (Target, Bloom, Shoppers Warehouse, Starbucks, Panera's, Greek, Chinese, Pizza restaurants, etc) and recreation are close by.

The schools are very, very good (especially the 3 elementary schools -- Pattie; Henderson; and Montclair).

There are many good churches nearby.

I could go on and on. And, I will be adding more to this page over time. This is just a start.

The bottom line to me is I just find it amazing that such a nice, livable, enjoyable community is located within such an easy commute of DC.

So, if you are going to work in Washington DC, you won't find a better place to live than Montclair, Virginia.

Montclair is located at 38擄36'57"N 77擄20'35"W. According to the United States Census Bureau, the CDP has a total area of 6.2 square miles. As of the census of 2000, there were 15,728 people, 5,084 households, and 4,326 families residing in the CDP. The population density was 2,605.0 people per square mile.

There were 5,084 households out of which 51.0% had children under the age of 18 living with them, 72.8% were married couples living together, 9.6% had a female householder with no husband present, and 14.9% were non-families. 11.0% of all households were made up of individuals and 1.4% had someone living alone who was 65 years of age or older. The average household size was 3.09 and the average family size was 3.35.

The median income for a household in the CDP was $88,496, and the median income for a family was $92,028. Males had a median income of $60,410 versus $39,255 for females. The per capita income for the CDP was $30,711. About 2.3% of families and 2.6% of the population were below the poverty line, including 3.0% of those under age 18 and 6.7% of those age 65 or over.

The heart of Montclair is Lake Montclair, which was created by damming the waters of Powell's Creek. The lake branches out in a forked pattern to accommodate the flow from storm drains. The lake is 25' deep off of Dolphin Beach, but potentially much deeper in the open water.
